Key features
Data-driven tools to find and analyse real estate
DatNgop combines maps, price data and AI so buyers, investors and brokers can check a property faster before they transact.
Proprietary property valuation technology
DatNgop uses an AI model to separate construction value, normalise land unit prices and cross-check against more than 3,000 independent appraisal records.
Latest State land price lookup
A digitised database of nearly 10,000 streets from the State land price tables (Resolution 87…) lets you instantly compare State prices with market asking prices.
A clear, standard land price map
View land prices by unit price per m², location and area instead of only the total asking price; full coverage of 63 old and 34 new provinces after the 2025 mergers.
Land unit price with building value removed
For properties with a structure, the system estimates and removes construction value before computing the land unit price, avoiding the error of dividing total price by land area.
Smart project and apartment search
Quickly find projects, urban areas and apartment buildings, including the different names used for the same place.
Listing checks & real distress detection
The system analyses price, location, legal status and duplicate data to flag abnormal listings and tell genuine distressed prices from fake price-cut tricks.
A more scientific way to find distressed-price property
A property advertised as "reduced by 5 billion" is not necessarily cheap. What matters is whether the price after the cut is below or still level with the area. DatNgop lets buyers check the price per unit of land, compare it with nearby assets and review the factors affecting price before contacting a broker or paying a deposit.

How does DatNgop analyse real estate prices?
An asking price is not always the land price. For a property with a house or structure, dividing the total price by the land area gives a distorted unit price. DatNgop works through several steps to bring the data to a common basis before comparing.

Answers about land prices and distressed property
What is "đất ngộp" (distressed land / property)?
"Đất ngộp" (or "nhà đất ngộp") refers to real estate listed by its owner at a price significantly below the market, typically 10% to 30%. It is mainly caused by financial pressure, bank loans falling due, or an urgent need to recover capital. However, a listing advertising a "deep price cut" is not necessarily genuinely distressed if its real land unit price has not been separated out and compared with the area.
What is bank-distressed land? Should I buy distressed land?
Bank-distressed land is mortgaged property whose owner can no longer pay interest or principal and sells quickly before foreclosure, or property liquidated by the bank. Buying it can be a good way to get property at a bargain, but buyers must check the legal status, the pink book, zoning, and compare the real land unit price with State price tables and appraisal data on DatNgop to avoid a fake bargain.
How can I tell genuinely distressed land from a fake price-cut trick?
Many listings claim a "5 billion price cut" while the starting price was inflated, so the reduced price is still above the market. DatNgop helps you spot the real thing by: (1) separating the house/structure value from the total price; (2) normalising the land unit price per m² by road and land type; (3) comparing with appraisal data and nearby actual transactions to classify it as Distressed price, Good price, Market price or Needs verification.
How does DatNgop value property and analyse land unit prices?
DatNgop collects asking prices and detailed property attributes, uses AI to estimate and separate construction value, then normalises the land unit price by land type (ODT, ONT, CLN…), road width and plot location. Finally the system cross-checks against State land prices, independent appraisal records and actual transactions in the same area.
Do DatNgop valuation results replace a valuation certificate?
No. Results on DatNgop are automated reference price analysis from data and AI, to help you orient quickly when surveying the market and deciding. They do not replace an official valuation certificate or legal advice for a specific transaction under Vietnam’s Law on Pricing.
Is posting listings and using the land price map free?
You can look up the land price map, search distressed property and post listings to build your product map entirely free. Listings are checked, normalised and approved automatically by AI together with a data control system before they are shown publicly.
Can brokers keep locations and client information private?
Yes. Brokers can show an approximate location publicly to protect their sources while keeping exact coordinates on their personal map; title-deed images, owner details and internal documents are visible only to the poster or people they authorise.
